I'm not an expert on leases, but can you not cancel a lease and just pay a penalty like Heisley did when he left Vancouver? Heisley apparently paid $ 5 million or so to wiggle out of the remaining time on his GM Place lease?

What happens if the Sonics can't settle? Do they just not play for 2 years?
